“This six-bedroom seven-bathroom villa, completed in 2007 on the northern coast of the Dominican Republic, has almost 9,200 square feet of interior space. It sits on 1.3 acres in a gated community, Sea Horse Ranch, near the beach village of Cabarete.

The focal point of the home is a 2,150-square-foot living and dining area facing the beach with 26-foot vaulted beamed ceilings and skylights. Floors are of native coralina, a stone embedded with shell-shaped fossils. All the villa’s doors that face the ocean are designed to retract or fold back into the walls, creating expansive spaces to allow Caribbean breezes through, so air-conditioning is rarely needed. The living room fronts an infinity swimming pool and a deck with outdoor dining and entertaining areas. The home’s furnishings are included in the asking price.

Off the living room is a large kitchen with an adjacent herb garden; the villa also comes equipped with an outdoor barbecue, pizza oven and bar area. Adjacent to the living room is a media room, which has a flat-screen television and surround sound, as do some of the bedrooms, which are in two wings off each side of the main living area. Almost all the bedrooms have ocean views and can be entered privately by way of an open hall alongside a tropical garden or directly from the ocean side. Each wing has a master bedroom with an en-suite bathroom and a walk-in closet. One master bedroom has an open-roof shower and outdoor Jacuzzi; the other has a two-person outdoor shower.

The home, which is called Villa Windsong, also has a staff area with a private entrance, a large laundry room and two bedrooms with en-suite bathrooms. The garage holds four large vehicles, and a central water purification system produces drinking water for the villa. The landscaped grounds have a beachfront gazebo, an outdoor fire pit and a watersports storage area. Lush tropical gardens contain trees growing mangos, bananas, passion fruit, avocados and cherries, said Michael Reichert, who owns and helped design the villa.

Sea Horse Ranch, in which the villa is situated, is a resort of more than 250 acres designed by the architects Edward Durell Stone & Associates and built largely in the 1990s. The gated development has a beach club and restaurant, a tennis club, and an equestrian center and riding trails. Sea Horse Ranch is about a 10-minute drive from two oceanfront towns that offer shopping, restaurants and night life: Cabarete, with about 37,500 people, and the larger Sosúa, with about 70,000 residents. Puerto Plata’s international airport is about a 15-minute drive from Sea Horse Ranch, and Cibao International Airport in Santiago is about 1.5 hours away.”
