An Elegant Apartment in Tribeca:

“304 Spring Street is a 6-year old boutique building that offers a modern European design sensibility in the heart of Hudson Square, just steps away from the vibrancy of Soho and Tribeca, close the city’s most fashionable boutiques, spa’s and restaurants. Residents and guests enter through electronic iron gates into a zen-inspired private courtyard with hidden bike parking. The building features 9′ foot ceilings, wide plank wood flooring and 8′ high custom, triple pane windows that provide abundant natural light and views west to the Hudson River and north and south cityscapes.

Step off your keyed elevator into this loft-like floor-through 1,863 sf apartment. This 8th floor has 3 bedrooms and 2 full baths and an over-sized storage/laundry room.

The spacious living/dining room contains floor-to-ceiling glass windows and 9’2″ ceilings, and features a stunning, hand-applied floor-to-ceiling, edge-to-edge wall of silver leaf and an extraordinary bronze surround for the elevator entrance. Solid walnut wide-planking flooring has been ebonized for a modern counterpoint to the luxurious finishes. Custom linear diffusers replace standard air conditioning vents with a sleek architectural detail.

The kitchen features high gloss lacquer cabinets, Viking and Bosch appliances and brushed stainless steel countertops, all arranged in an open Ambienti Italia design. Two hidden utility closets ensure extraordinary storage capacity; in one is the direct trash chute for ultimate convenience.

The intelligent layout affords a whole western wing to the master bedroom, accessible through a hidden door of silver leaf. The spacious master bedroom features two closets with LED lighted rods. One is finished in high gloss lacquer and the other hides behind flush-mounted doors. Both are built out to maximize clothing storage. The en-suite master bathroom is light-filled through a 4’x6′ window with a Duravit soaking tub enclosed in Pietra Sienna stone and a separate walk-in, glass enclosed shower with a river rock floor, plus heated towel racks.

There are two bedrooms on the eastern wing. One features a 4’x6′ window and an enormous walk-in, built-out closet and the second has corner windows facing east and south. Adjacent to the second bedroom is the oversized laundry/storage room that provides a unique opportunity to enlarge the third bedroom for a growing family. A second full bath with walk-in shower and heated towel racks is located on the eastern corridor.

The building is immaculately maintained and well-managed with unusually strong financials. Designed to LEED standards for maximum efficiencies, central heat, cooking and dryers are natural gas-powered (and included in maintenance fees). Central air conditioning is electric and offers redundant heating when desired.”
